There are always risks when you "take on" the government. Here are a few things to think about:
- If you ask for a reduction of 25% or more of your property tax bill, or if the reduction in value is $50,000 or more, then you will almost certain be contested by the School Board. So, you may have to take an incremental approach to your request.
- The County may decide to do a housing inspection to see if there are any code violations. This could stem from comments you made in your Appeal request (i.e. the home needs a new roof, windows, electrical updating, ...) or you may just rub them the wrong way in your written request or verbal responses.
- If you do not live int eh home anymore, then you better make sure EVERYTHING is in order. They're less compassionate when it comes to rental properties.
- If you assume the County updates their records to show a lower sales price, you're wrong. Don't assume "it will catch up" eventually. As I noted on the "Property Tax Appeal" tab, even though the County will do the triennial updating of values, it's no guaranty that they'll use your recent sales price.
- Do your homework up front and thoroughly. You'll want to kick yourself in the backside if you end up INCREASING the value. Call your Realtor or me for comparable sales, BEFORE you file an appeal.
