The Mortgage industry has gone through more changes since mid 2008 than it has in it's history.  FHA loans are now THE best way to buy a home when it used to be conventional loans were the top choice; NE Ohio has areas designated as "declining markets" and that impacts whether loans are available at all, or may require higher down payments for conventional loans versus FHA and VA loans; credit scores play a far greater roll in whether you can choose a conventional loan and can affect the interest rate on all loan types, in fact, the minimum credit score required to even be considered for a Mortgage has gradually increased and may continue to do so as the industry tries to sort out all of this.

The documentation requirements today are the toughest in my 33-years in the business.  It is to the point of being ridiculous.  As an example, ANY deposit in ANY account that is not from a direct deposit payroll transaction, has to be documented.  Even if you're depositing a refund check from a purchase or rebate check from a credit card company or whomever or whatever, you will have to document it.  Before you deposit ANYTHING, please call me first so we can determine what documentation will be needed.  This applies to prior to signing a purchase agreement AND after you've made loan application! 

Now more than ever before it is essential to choose a Loan Officer with experience and who keeps up with these changes.   You also need a lender who is not dependent on one company's rules.  Many banks are turning down loans that the government systems say should be approved because they fear the loan MIGHT not perform as well as they would like even though it was approved by the government.  At the Home Lending Source, we are a Mortgage Bank.  That means WE are your lender.  We control the approval, the Underwriting, the closing and all other facets of your loan, but we have the opportunity to choose the rules of several different lenders so we have the greatest chance of getting your loan approved and under the best terms.
